Rezoning and Variances 

Whenever a firm or individual wishes to have a property rezoned they must first complete an application, which is available at City Hall. The Zoning Administrator can assist in detailing the information that needs to be included. Zoning districts are designed to best utilize the specific areas of Walcott and to assure compatibility with the surrounding properties.

In some cases, there are a list of uses that are permitted on review, which must be presented to the Planning and Zoning Commission for consideration and discussion at the regularly scheduled meeting of the Commission. At that time they will vote to deny or allow the special exception. The Planning and Zoning Commission meets the second Monday of each month at 7:00 P.M. at City Hall.

Zoning Board of Adjustments 

This board is created to consider variances from the Zoning Ordinance of the City of Walcott. A variance is exactly that, the Board of Adjustments authorizes a landowner to vary from the express regulations of the Zoning Ordinance because enforcing the provisions of the ordinance would cause extraordinary hardship on that person. A hardship must be present before the variance can be granted.

Applications for rezoning and variances are available at City Hall. 

Residential Rental Property 

All leased or rental residential property must be registered with the City of Walcott Housing Program. A rental permit fee must be paid on an annual basis and inspections of all units are performed on a bi-annual or as needed basis. Applications and questions about the Rental Housing Program may be directed to the City of Walcott Building Department at City Hall or by calling (563) 284-6571 ext. 18.
